Why so many cracked glass panes on the Hanger Hill Garden Estate (HHGE) ?
There are 4 reasons why so many windows on the HHGE flats have broken glass panes;
1. The windows are made from traditional materials which have deteriorated since the original construction in 1933 – 1936. See this article on rust jacking.
2. There has been little or no maintenance carried out to many of these windows since 1936.
3. Much of the maintenance that has been carried out to these windows has not been of reasonable quality, in particular the 2019-2021 Armour Hart Contract.
4. The HHGE Directors (Chairman Alun Rowlands) have repeatedly refused requests to organize and carry out the necessary repairs and essential maintenance which is their responsibility under the HHGE Lease.
See the photos below concerning one of the problems with leaded light panels (LLP). LLP is the name for the traditional glazing on the front windows on the HHGE.The casement windows have either 12 LLP (bottom lights) or 6 LLP (top lights) which are prone to warping as the coefficient of expansion differs between the four different materials which make up the windows, wood, steel, lead and glass. Over time this differential expansion warps the lead strips holding the glass panels in place and eventually results in cracked glass panels.
