A leaking gutter is causing a rusty brown stain to the white cement render and damaging one of the black horizontal timber bars below.

When the dripping rain water reaches ground level it splashes back causing damp to the bricks at ground level. Although the damp stain appears to be below the damp proof course the dampness under the building will result in increased condensation in Flat 8 above as the warm air in the flat rises drawing up damp air from the wet soil into the room.
