Hereford House W3 0HX: Problems with the black “plated studs”

External Window repairs  at  Hereford House W3  0HX

Interim Report on  works as at 21 October 2025

  1. New hardwood (Sapele) cill inserted to replace rotten previous original cill. Good quality wood but the end grain was left unsealed for a 3 days in wet weather.
  2. No repairs carried out to  the black plated studs which have been inset into the exterior render which are in very poor condition
  3. Some rotten wood covered up with new wood bottom LHS of front  window.
  4. New timber left uncovered outside  overnight in wet weather most days.
  5. Scaffolding should not be removed  until the rotten plated studs have been replaced.
  6.  Flat occupant reports that water comes through the ceiling during rain presumably due to the rotten plated studs.
  7. If the scaffolding is removed before the black studs are renewed  then it will be extra expense to put it up again later.
